Property Description: Storage facility situated on a 0.18-acre commercial lot (60' x 133').

Real Estate Auction Details:

·      The auction for real estate will commence closing at 6:00 PM on January 5th. Should a bid be placed within the final three minutes prior to the lot closing the closing time will automatically extend by an additional three minutes.

·      Minimum bid increment: $500.

·      The property will be sold as one tract; a single final bid secures the entire property.

Terms & Conditions:

·      The property is offered in "as is" condition, with no warranties, guarantees, or assurances provided by either the seller or Schmid Auction regarding the state of the property, possible improvements, or future performance. The buyer accepts all existing features, defects, and conditions—whether known or unknown—and assumes responsibility for property use and maintenance upon closing.

·      Bidding is conducted by tract, not by acre; the purchase price reflects the total tract, not an amount per acre.

·      The sale will be completed in a manner resulting in the highest sale price, subject to seller approval.

·      A non-refundable deposit of 10% of the purchase price is due on the day following the auction (held in escrow until closing). The successful bidder must sign a purchase agreement on-site or via DocuSign. The contract price will be the full tract price and will not be altered due to future surveys.

·      The remaining 90% balance is due at closing, approximately 30 days from the date of the auction. Closing must occur on or before February 20, 2026.
