Rights: All of seller’s mineral, oil, and gas title, if any, will pass without warranty of title or title evidence.
Bidding Method: By the acre. Final purchase price will equal the high bid multiplied by the total 40 acres. Purchase agreements will reflect the total tract price (not per-acre price).
Bidding Increments: Bidding increments $25.00 per acre.
Down Payment & Closing: 10% of the total purchase price is due on auction day or the following day. The remaining balance is due at closing, approximately 40 days following the auction. Down payment is held in escrow with the title company.
Purchase Agreement: Successful bidders must sign purchase agreements on Tuesday Dec 23rd or Wednesday Dec 24th before 12 Noon. It is Christmas eve so we will be flexible (in person or via DocuSign).
Crops & Possession: New owners gain possession at closing.
