Real Estate @ 4:00PM. It will begin to close. The closing time will automatically extend an additional 4 minutes whenever a bid is placed within the last 4 minutes of the lot closing.

Personal property@ 6:00PM. An item will begin to close every 20 seconds. The closing time will automatically extend an additional 2 minutes whenever a bid is placed within the last 2 minutes of the lot closing. 6pm. Every 20  Seconds an item will begin to close. When there is a bid on an item it will extend for 2 minutes.

AGE REQUIREMENT: All bidders must be at least 18 years of age to purchase.

PERSONAL PROPERTY! Every 20 Seconds an item will begin to close. When there is a bid on an item it will extend for 2 minutes.

Personal Property Bid Increments: $1.00 to $100.00 is 1$. $101 to $1000.00 is $10. $1001.00 to $10,000.00 is $25.00. $10,001 and up is $100.00 Example on bidding. If a person puts a bid of $100.00 and the 2nd place bidder places a bid of $50. It will raise the person with the high bid to $51.00. It will not automatically take a person to the highest bid they have submitted.

REAL ESTATE BID INCREMENTS ARE $1,000.00 PER BID AND MAY BE LOWERED TO $500 WHEN THE AUCTION IS NEARING THE END.

Measurements on all buildings were done using technology on the computer from GPS photos. The measurements may not be exact, and we do not guarantee them to be. Bidding is by the acre with $1,000 bid increments. It may switch to a $500 bid when the auction nears its end. Schmid Auction will email all bidders if it changes. Bidding is for the total tract not an acre bid. 3 minutes will be added to the closing of the auction when there is less 3 minutes remaining.

All of seller’s mineral, oil, and gas title, if any, will pass without warranty of title or title evidence.

Farming rights will be granted after the double crop soybean crop is removed. There are 3.6 + or – acres that are row crop farmed and 3.6 + or – acres that could be baled for grass hay.

Terms & Conditions:  The real estate is sold “as is,”  meaning at the at the time of purchase, the real estate is purchased in its current condition, without any guarantees, warranties, or assurances provided by the seller or Schmid Auction regarding its condition, potential improvements, or future performance. The buyer accepts the property with all existing features, defects, and conditions--known or unknown--and assumes full responsibility for its use and maintenance upon purchase.

Bidding is by the tract not by the acre--meaning the price being bid will be for the entire tract and not multiplied by the acre when sold. The property will be sold in a manner resulting in the highest sale price, subject to seller confirmation. The day after the auction, 10%  of the purchase price is due and the buyer will be required to enter into a purchase agreement on-site. The total tract price will be included in the purchase agreement and will not change--for any reason--including future surveys. The remainder (remaining 90%) of the purchase price is due at closing, which is approximately 40 days after the sale.

The current crop belongs to the farm tenant, and farming rights will transfer to the new owner following the completion of the 2025 soybean harvest.
