A person may bid on each tract individually by the acre or may bid on all 6 tracts together by the acre. The highest sum wins the auction. 

7 total options: each tract individually by the acre or all tracts together by the acre.

All 6 tracts will close at the same time.  When there is a bid on any Tract 5pm or after on Feb 28th 4 minutes will be added to the auction.  This may take a while with 6 tracts and the 7th option all tracts together.

DYNAMIC CLOSING: The auction will begin Tuesday, Feb 28th. The closing time will automatically extend an additional 4 minutes whenever a bid is placed within the last 4 minutes of the any tract closing. Bidding is by the acre.  Final bid price will be multiplied by the acres.

AGE REQUIREMENT: All bidders must be at least 18 years of age to purchase. Zero buyer premium.  All bidders must be approved by Schmid Auction.  After registering call Schmid Auction for approval.

When there is a bid on an item it will extend for 4 minutes.

Bid Increments: $25 per acre bid. If a person raises the bid $25 the bid will be multiplied x the acre! Example: $25 bid on 5 acres will raise the bid $125.00. Bidding is by the acre!

A perpetual easement 40ft in width shall be reserved for the buyer of tract 6 the entire length of the south 110ft of the west 40ft of Tract 4 for ingress, egress, and utilities for the benefit of tract 6.

The buyer of tract 5 will have the option to determine the location of the center of the 40ft perpetual easement for ingress, egress and utilities benefitting Tract 6 over and across Tract 5. Said location will be determined by the buyer of Tract 5 within the south 120ft of tract 5 prior to closing with said easement being relatively in a straight direction from the East side of Tract 5 to the East side of Tract 6 and as set forth above located in the South 120 feet of Tract 5.  If the buyer chooses to put the easement where the house is located, the house will have to be torn down at the expense of the buyer of tract 5 in order to make the easement viable for use by the buyer of Tract 6 within 6 months of the date of closing and the buyer of Tract 5 will be required to provide a temporary easement to owner of tract 6 to allow access until the house is torn down and the easement area free of obstructions.
